Macrolocation
Zagreb – Croatia’s business and cultural centre
Zagreb is the capital and largest city in Croatia with population of around 800,000. It generates a round 31% of the country’s GDP and acts as a central point of the Adriatic region (Croatia,Slovenia, BiH) for numerous international and local companies.
Zagreb – an outstanding combination of business and leisure as the thriving economic activity is intertwined with a rich history, culture and relaxed Mediterranean way of living outdoors in the parks or on the streets packed with cosy restaurants and bars.
Residential market
- The most liquid and active real estate market in the country
- Annual number of apartment transactions exceeds 8,000
- Demand for new build apartments outstrips the supply
- Zagreb`s population is stable with slight increase recorded in the last few years
- Strong demand is pushed by growing economy and salaries
Office market
- In H1 2019 market vacancy rate stood at only 4.5% (historically low)
- 80% of the total stock is older than 10 years
- Lack of modern supply and the pipeline of new schemes is limited
- Strong demand for modern office buildings
- Most of the foreign companies have their HQ in Zagreb
- The EU membership as well as future Croatian presidency over the EU is strengthening the demand from foreign companies to establish a HQ in Zagreb region.
Hotel market
- Tourism is booming with double-digit growth of tourist arrivals and overnights in the last few years (in 2018 +2.5 million overnights)
- Most of the existing hotel stock is outdated
- Lack of branded hotels in the market
- The interest from international hotel brands and operators is very strong
- Zagreb hotels have the best occupancy rate in the country (>75%)
- The latest developed conference facility was opened as a part of Hilton Garden Inn hotel Q2 2019 with capacity of 1,000 people.
Retail market
- The biggest population and highest catchment area in the country
- Strong interest from retailers and international brands
- Retailers present in the market are expanding
- New entrants are eying Zagreb
- Retail turnovers have been growing parallel with the GDP growth (last 20 quarters in a row)
Microlocation

Jarun Panorama is located in Novi Zagreb district, a booming part of Zagreb across Sava river. The location benefits excellent visibility from Zagreb roundabout and Savska street and offers quick accessibility to the city center by public transportation (tram) or to the highway.
Adjacent area offers various amenities: prime shopping mall Arena Zagreb, sport hall Arena Centar, Jarun lake and Mladost sport facilities.
Nearby Zagreb Fair is expected to be redeveloped into a new mixed-use project spanning over 1,000,000 m².
The project is expected to start with the first phase in 3-5 years which will significantly lift the attractiveness of the whole Novi Zagreb area.
